Job Title: Director of Maintenance

Location: The Residence at Kenilworth Park, 1650 Kenilworth Ave NE, Washington, DC 20019

Hours: Full-time

Job Summary:

Under the supervision of the Executive Director, the Maintenance Director is responsible for planning, organizing, and supervising the physical plant in accordance with corporate policies and regulatory requirements.

Duties and Responsibilities:

• Diagnose and repair issues in HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, hardware, masonry, painting, water features, and waste management.
• Establish and maintain a preventive maintenance schedule and ensure adequate supplies.
• Replace burned-out bulbs, especially in exit, overhead, and call lights.
• Complete service requests and repairs safely and promptly.
• Prepare vacant apartments to be rent-ready efficiently.
• Maintain customer service standards, respond to resident requests, and resolve issues.
• Follow all policies and promote safety among staff.
• Ensure compliance with laws, building codes, and environmental regulations.
• Organize and prioritize maintenance tasks.
• Conduct fire safety, disaster, and elopement drills, maintaining records as required.
• Supervise staff and contractors as needed.
• Perform other duties as assigned.

Minimum Qualifications:

• High School diploma or GED preferred.
• Valid drivers license.
• At least 1 year of maintenance experience in property management.
• Ability to read and understand maintenance work orders and chemical labels.
• Basic arithmetic skills for measurements and calculations.
• Ability to operate office and maintenance tools and equipment.
• Ability to handle chemicals and cleaning supplies safely.
• Possession of basic hand tools for maintenance tasks.

Physical Demands:

• Ability to lift at least 50 lbs.
• Ability to bend, reach, and work in confined spaces.
• Ability to push, pull, and stand for extended periods.
